Your kitchen comes fully loaded with brand new appliances such as a microwave, air-fryer, pressure cooker, fridge, electric stove and dishwasher along with glasses, mugs, dishes, and cutlery. - Quiet time hours between 10 PM and 8 AM. - Smart lock should be locked at all times when front door is not in use. - Important: We are committed to protecting our properties and keeping up-to-date with short-term rental regulations, which is why you will be asked to complete our independent verification. - Please note: Before your booking begins, you will need to verify your details with us to complete your booking. You will be contacted via email and/or text to complete the verification. - You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking. - Our home is pet friendly and we only charge $50 per pet. The fee does not include cleaning their dropping anywhere on the property, including front and back yards, which will incure an additional $100 for extra cleaning. Please inform as you book if you are bringing pets with you. - Service Animals are allowed without extra fees, but please mention it when booking and clean after them. - This is a NON-PARTY home. The owner of the property lives just next door and if they find a party happening at the property the booking will be immediately cancelled and no refunds shall be given. - Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit. - Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning. - No smoking of any kind (cigarettes, marijuana or vaping) - a $500 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property, inside the back patio or cigarette butts found on premises. - The maximum occupancy on this property is 8 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person. - Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure. - Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $199, but this does not award you to stay for the additional day as this could impact other reservations. - Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund - Guest also understands that Florida is located in a tropical climate, and that insects, rodents and lizards flourish in this environment. Although Owner will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment - Any issue that Guest has with the Unit shall be immediately reported to Manager via the phone number listed in the rental Unit’s directions and entry instructions. Guest understands that Manager and Owner shall have a reasonable amount of time to restore the Unit to acceptable conditions, and that any issues presented to Manager by Guest not preventing reasonable and habitable occupancy of the Unit shall not constitute a breach of this Agreement or give the Guest any right to any refund or rental adjustment.

Additional guest fee apply after 4 guests **Important** - Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. **You will also be given the choice between a security deposit or a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking. We have 3 exterior cameras on both the front and back of the house that record to the cloud 24/7 There is keyless entry to the home which a code will be provided to you after you book with us. Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
