Pets Our home is pet-friendly. We charge $25 per pet, per night. Please disclose pets at booking. Guests are fully responsible for cleaning up after their pets anywhere on the property (front and back yards). Failure to do so will result in a $100 additional cleaning fee. Service Animals Service animals are welcome at no additional fee. Please inform us at booking. Guests must clean up after them at all times. No Parties / Events This is a strictly non-party home. Any gathering, event, or party is prohibited. Violation will result in immediate termination of the reservation without refund. Occupancy & Unauthorized Guests Maximum occupancy is 8 guests. All guests must be registered on the reservation. Unregistered guests will be charged $40 per person, per night, or may result in termination of the stay. Parking (STRICTLY ENFORCED) Parking is only permitted on your assigned side of the driveway No street parking at any time Do not block or use the neighboring unit’s driveway Only standard passenger vehicles are allowed. The following are NOT permitted on the property at any time: Trailers RVs Boats Dirt bikes / recreational vehicles Commercial or oversized vehicles Violations may result in fines, towing, or termination of the reservation without refund. Vehicle Use / Washing No washing of vehicles or equipment on the property No mechanical work, repairs, or maintenance No storage or cleaning of dirt bikes or similar equipment anywhere on the property Security Cameras The property has exterior cameras recording 24/7. Tampering with cameras will result in immediate cancellation without refund. Smoking Policy No smoking of any kind (including vaping) inside the home or anywhere on the property. Violation will result in a $500 fee. Verification Requirement Guests must have a valid, working phone number and be reachable prior to check-in. Failure to verify may result in cancellation. Cleanliness The home must be left in reasonable condition. Excessive mess will result in additional cleaning charges. Late Check-Out 30+ minutes late: $50 fee 2+ hours late: charged an additional night ($199 base rate) (Does not grant extended stay rights) Rule Violations Any violation of house rules may result in immediate termination of the stay without refund. Florida Environment Disclaimer Due to Florida’s tropical climate, insects and wildlife may be present. This does not qualify for refunds. Maintenance Issues Any issues must be reported immediately. We will address them promptly, but minor issues do not qualify for refunds.

Additional guest fee apply after 4 guests **Important** - Before you arrive you will be asked to complete guest verification through third-party provider Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. **You will also be given the choice between a security deposit or a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking. We have 3 exterior cameras on both the front and back of the house that record to the cloud 24/7 There is keyless entry to the home which a code will be provided to you after you book with us. Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
